Quartemile 4 provides 12,800m² of Grade A office space in Edinburgh, helping to meet the city’s increasing demand for commercial space. 

The building’s distinguishing features include its contemporary floor-to-ceiling windows and roof terraces, which boast striking views of Edinburgh, The Meadows and the Pentland Hills. The building incorporates high performance external glazing and architectural fins to limit solar gain and a high efficiency fabric. Arranged over 7 levels the building incorporates, in addition to office space, a double height reception area, basement car parking and facilities for cyclists. 

All areas within the building are comfort cooled and heated using a high efficiency heat recovery variable refrigerant flow (VRF) systems. Low energy LED Luminaires are used throughout office floors in conjunction with presence detection, daylight and floorplate monitoring to regulate lighting usage. A building management system can control and monitor building energy use through zoning and sub-metering.

Dynamic energy simulation modelling  was used to inform the building design and establish compliance with building regulations and energy reduction targets resulting in the building achieving an EPC A rating.

Hulley ECO also undertook a BREEAM assessment with the building achieving Very Good rating.
