The development consists of 80 new waterfront apartments across 2No. buildings located on the River Tyne, forming the first part of a wider regeneration of the Smith’s Dock shipyard in North Shields in a joint venture between Places for People and Urban Splash.
The consented masterplan for Smith’s Dock divides the site into five distinct character areas; Plateau, Dockside, Terraces, Riverside and Slopes. This masterplan identifies as an opportunity for a ‘landmark building’ within the Dockside and this landmark building is known as Smokehouses.
A key element of the design was to maximise the views, with fully glazed river fronts incorporated within each building, as well as full height windows within each apartment, creating a building with significantly more glazing than standard residential developments.
Hulley & Kirkwood worked closely with the design team to establish a ‘fabric first’ principle to achieve the required SAP ratings without the need for ‘bolt on’ renewables.
